The Half of the Door That Cannot Hurt You

Every part listed on this page has one thing in common. It is not holding any load. You can take it off, get it wrong, put it back on backwards and reconsider, and the worst thing that happens is you lose an afternoon.

That is the honest reason we hand this work back. It is not that it is simple, some of it is fiddly. It is that nothing on this list can turn on you.

Bottom Seal (Astragal)

The rubber strip along the bottom edge sits in an aluminium retainer with a T shaped or U shaped channel. Close the door, cut the old seal at one end, and pull it out sideways along the retainer. New seal, squirt of soapy water on the beads, feed it in from the same end.

Half an hour, about twenty dollars, and it is the single biggest improvement you can make to a garage that gets damp air off the water. If the retainer itself is corroded through, which happens in the coastal ZIPs, that is a different job, but the seal alone is yours.

Nylon Rollers on the Middle Sections

Steel rollers with exposed bearings rumble. Nylon rollers with sealed bearings do not, and they cost a few dollars each.

Door closed, work one hinge at a time. Unbolt the hinge, tilt the roller stem out of its slot, slide the new one in, bolt the hinge back. Because you only ever have one hinge open at a time, the door never loses its integrity.

Stop before the bottom section. The bottom roller sits in the bottom bracket, and that bracket is the anchor point for the lift cable. It is under full spring tension. That one is on the other page for a reason.

Lubrication, Done in the Right Places

Once a year, white lithium grease or a garage door specific silicone. Hinge pivots, roller stems and bearings, the torsion spring coils, the end bearing plates, the opener rail and the chain or screw drive.

Two things to get right. Do not lubricate the inside face of the track, because the rollers are meant to roll along it and not slide, and a greasy track collects grit until it grinds. And do not use WD-40 as the lubricant, it is a solvent and it will strip what is already there. It is fine for cleaning first, then follow with real grease.

Testing Both Safety Reversals

Every opener sold in the United States since 1993 has to have two independent entrapment protection systems under UL 325. Most homeowners have never tested either.

The photo eye test: run the door down and wave a broom handle through the beam near the floor. It must reverse fully. If it does not, check the alignment first, both LEDs should be steady and unblinking.

The down force test: lay a two by four flat on the floor under the door and run it down. When the door meets the wood it must stop and reverse. If it grinds on and squashes the timber, the down force is set too high and needs turning down at the opener head.

Do both tests twice a year. It takes four minutes and it is the closest thing this machine has to a brake check.

Clearing Opener Memory and Remotes

If you have just bought the house, wipe the opener memory. Hold the Learn button until the LED goes out, usually six to ten seconds, and every remote and keypad code previously paired is gone. Then re-pair only the ones you actually hold.

Remote batteries are almost always a CR2032 or a 23A. If the remote works standing under the door but not from the driveway, it is the battery, not the opener.
